UV light is asphalt's biggest enemy after water. Months of intense Texas sun oxidize the binder that holds asphalt together, turning it gray, brittle, and quick to crack. Sealcoating puts a protective layer over the surface that blocks UV, resists oil and gas drips, and keeps rain from soaking in. On a schedule of every two to three years, it is the cheapest way to add years to a driveway or lot.
